Location
Morningside is located in the State of Texas, Collin County, and City of
Allen. Our community consists of 469 homes, built in 6 phases, and established
in 1997. The builders in the community are Lennar and David Weekley Homes.
HOA and Dues
Membership in the Homeowner's Association is mandatory. Currently, the
HOA is managed with assistance from
Community Management Associates,
Inc. (CMA). Association dues are
paid quarterly, in January, April, July, and October, and should be received
on or before the first day of each quarter. Dues currently are $82.50 per quarter, and should be made payable to Morningside HOA, and mailed

These dues pay for
the following: common area landscaping and enhancements, community pool and on-going maintenance,
street lights in our community, quarterly newsletter communications,
social events, water, sewer, and irrigation, taxes, as well as other general
community management items. For more detailed information, please refer
to the Declaration of Covenants, Conditions and Restrictions for Morningside.
Moving In/Out
If a resident moves, a Transfer Fee will be assessed (based on the estimated
budget). As well, a one-time Working Capital Contribution Fee may be assessed
at closing. Pool keys and copies of Covenants, Conditions, and Restrictions
will be provided on or before closing.

Taxes
Taxes for Allen ISD, the City of Allen, as well as Collin County are paid
to Collin County each year. The Tax collector's office can be contacted
at 972-547-5020 for specific property tax information.
